Suitera is the property management system (PMS) we build and run at Sythera Labs. It handles reservations, the front desk, guest payments, daily cash closing and Mexican tax invoices in one place, on a desktop or a phone.

It is made for independent hotels in Mexico, including the ones owned or managed from abroad. The interface works in English and Spanish, so an owner in the US and a front desk team in Mexico can look at the same screen.

Why a generic PMS falls short in Mexico

Most hotel software is designed for the US or Europe and adapted to other countries later. That works until the first guest asks for a factura.

In Mexico, a business guest expects a CFDI, the electronic tax invoice validated by the tax authority (SAT). It needs the guest’s tax ID, registered name, postal code and tax regime, and it has to match SAT records to be valid. If your PMS cannot issue it, your front desk ends up retyping every stay into a second invoicing portal.

Small properties also run differently. Deposits arrive by bank transfer, the person at the front desk may also handle housekeeping, and the owner often checks in on the business from a phone rather than a back office.

What Suitera covers

Suitera follows a hotel day from the first booking to the cash count at the end of a shift.

  • Reservations and calendar: every booking on one calendar, with its room, dates and payment status.
  • Front desk: check-ins, check-outs and room status. The day view lists today’s arrivals, departures and occupancy.
  • Housekeeping: a board showing which rooms are waiting to be cleaned, in progress, or ready.
  • Payments and deposits: record deposits and payments against each stay and see which bookings are still unpaid.
  • Cash closing: close each shift against what was actually collected.
  • CFDI invoicing: issue the guest’s tax invoice straight from the stay, without retyping the charges.
  • Several properties under one account: manage every property from the same login.

Built to run from a phone

Nobody at a 20-room hotel sits at a desk all day. Suitera works fully in a phone browser, so checking a guest in, confirming a deposit or seeing tonight’s occupancy does not depend on being at the front desk computer.

For owners who are not on site, that means seeing the same numbers the front desk sees, in real time, without asking someone to send a photo of the reservations book.

A product, with the team that builds it behind it

Suitera is not a one-off custom project. Sythera Labs builds, hosts and maintains it from Guadalajara, and the people who answer your questions are the people who write the code. Our team is bilingual and works in US time zones.

One thing it does not do yet: channel manager integration, for syncing availability with online travel agencies, is in development and not available today. We would rather tell you now than have you find out in a demo.

Running a real hotel today

Hotel Posada Pablo de Tarso runs on Suitera end to end. Its website, direct bookings and guest invoicing all come from the same system.

Frequently asked questions

Is Suitera available in English?

Yes. The interface works in English and Spanish, so owners and staff can each use the language they prefer.

Does Suitera issue Mexican CFDI invoices?

Yes. The invoice is generated from the guest’s stay, using the charges already recorded there, so your front desk does not retype anything into a separate portal.

What size of hotel is it for?

Independent properties: inns, boutique hotels and family-run hotels. It also supports several properties under one account if you own more than one.

Does it connect to Booking.com, Expedia or Airbnb?

Not yet. Channel manager integration is in development. If it is a requirement from day one, tell us in the demo and we will be straightforward about where it stands.

Can I manage my hotel from the United States?

Yes. Suitera runs in the browser, so you can see reservations, payments and occupancy from anywhere, on a computer or a phone.
